Meridian Property Advisors is assessing direct real estate, a publicly traded real estate investment trust, and a regulated infrastructure asset for a pension plan. The plan has a long investment horizon but requires transparent valuation analyses that distinguish property-level operating performance from financing effects. The first opportunity is Harbor Point, an office property expected to be held for one year. Exhibit 1 presents current NOI and acquisition information as well as independently prepared year-end assumptions. NOI is measured before financing costs, depreciation, and income taxes. Meridian will estimate current value using direct capitalization. For the levered return calculation, the property is purchased at the stated acquisition price, the indicated debt remains outstanding for the full year, and principal is repaid from sale proceeds. There are no acquisition costs, principal amortization, taxes, or interim capital expenditures. The investor receives the full year's forecast NOI immediately before the property is sold at year-end. The second opportunity is Metro REIT, a publicly traded company that owns stabilized commercial properties. The analyst uses a property-based NAV approach rather than book value because the investment properties have reliable fair values. Cash and other assets are added to property value, while interest-bearing debt and other liabilities are deducted. No preferred shares, non-controlling interests, or off-balance-sheet liabilities exist. Exhibit 2 provides all information needed to calculate NAV per common share. Meridian recognizes that Metro REIT shares offer exchange liquidity but can exhibit short-term equity-market volatility and trade at premiums or discounts to NAV. The third opportunity is a privately held regulated electricity-transmission network operating under a 30-year concession. User demand is relatively stable, and allowed tariffs are periodically reset by a government regulator. The asset requires substantial initial capital, has limited alternative uses, and cannot be sold quickly without an extended transaction process and regulatory approval. Its revenues may provide some inflation sensitivity because tariff formulas partially reflect changes in operating costs. Nevertheless, changes in allowed returns, concession terms, or government policy can materially affect investor cash flows. The investment committee asks the analyst to apply the appropriate valuation or structural framework to each opportunity without assuming that stable operating cash flows eliminate leverage, liquidity, market-price, or regulatory risks.
An adviser replaces a directly owned office property with shares of a publicly traded equity REIT. The new investment will most likely have:
A timber manager delays harvesting when lumber prices are temporarily weak. This decision is most consistent with which investment characteristic?
A private debt fund charges a 1.5% annual management fee on USD 200 million of committed capital during its investment period. The annual fee is closest to:
Farmland generates annual cash income of 4.0%, appreciates 6.0%, and incurs operating and management costs of 1.5% of beginning value. Its net total return is closest to:
Northbridge Growth Fund is a closed-end private equity fund organized as a limited partnership. Its limited partners committed USD 120 million at inception, and the general partner is responsible for selecting investments and managing portfolio companies. Limited partners do not participate in day-to-day management and, provided they comply with the partnership agreement, their economic exposure is generally limited to their invested capital and remaining commitments. The fund has a 10-year contractual life and a five-year investment period. During the investment period, the annual management fee equals 2% of committed capital. After the investment period, the fee base changes to invested capital at cost, excluding investments that have been fully realized or permanently written off. Management fees are paid separately by the limited partners and are included in their total contributions. At the end of Year 4, cumulative capital contributions, including fees, are USD 90 million. The fund has made cumulative distributions of USD 30 million and reports a residual net asset value of USD 105 million. No additional capital is contributed or distributed on the Year 4 measurement date. A junior analyst calculates the fund's performance using committed capital as the denominator because the limited partners remain legally obligated to provide the uncalled amount. The partnership uses a European, or whole-of-fund, waterfall. Before the general partner may receive carried interest, the limited partners must first receive cumulative proceeds equal to all contributed capital and then a non-compounded preferred return. At a future liquidation date, Northbridge is projected to have received USD 120 million of cumulative proceeds. For purposes of analyzing the waterfall at that date, contributed capital will remain USD 90 million and the accumulated preferred return will equal USD 9 million. The case information does not require consideration of a general partner catch-up provision. Northbridge reported a negative net return in Year 1 even though none of its portfolio companies had been permanently impaired. The early portfolio consisted primarily of recently acquired companies undergoing operational changes, and no investment had yet been exited. Performance stabilized in Year 2, and the fund began making distributions in Year 3. The investment committee asks whether the initial negative return is consistent with the typical timing pattern of private equity fund cash flows.
Summit University Endowment is reviewing several additions to its alternatives portfolio. The endowment seeks return sources that are differentiated from long-only public equity exposure, but its investment committee requires the staff to identify each proposal's actual economic exposures and operational risks. The committee also requires performance evidence to be adjusted conceptually for database construction practices before it compares managers. The first proposal, Alpha, holds convertible bonds and shorts shares issued by the same companies. The manager dynamically adjusts the short positions as the convertibles' equity sensitivity changes. Although the portfolio may retain credit, liquidity, volatility, and model risk, its objective is to profit from relative mispricing between the convertible securities and the associated shares rather than from the general direction of the equity market. Beta is managed by a discretionary team that forms views about inflation, monetary policy, economic growth, and political developments. It expresses these views through directional positions in sovereign rates, currencies, equity indexes, and commodities. The strategy may use derivatives and leverage, and its exposures may change substantially when the manager's macroeconomic expectations change. Gamma trades liquid futures using systematic time-series momentum signals. The model generally establishes long positions in markets with positive trends and short positions in markets with negative trends. The investment staff notes that this approach may diversify a traditional portfolio during persistent market moves but may incur repeated losses when trends reverse rapidly and trading signals adjust only after the reversal. Summit is also considering a small direct holding of digital tokens. The tokens would not represent shares in an operating company and would not be held through an exchange-traded product. Instead, the endowment would control the assets through cryptographic private keys stored in offline wallets. The operational review therefore focuses on secure key generation, access controls, backups, and procedures following the departure or incapacity of authorised personnel. Finally, staff members review a commercial hedge fund database. They discover the reporting practices described in Exhibit 2. The committee asks whether the database return history is likely to be representative of the full opportunity set, including unsuccessful and liquidated funds.
